Basic Pennsylvania Real Estate License Requirements

To become a real estate agent in Pennsylvania, the following requirements must be met:

  • Must be at least 18 years old
  • Must have a high school diploma or GED

How Do I Apply for My Pennsylvania Real Estate License?

What You'll Need:

  • Application fee of $97
  • Criminal background check
  • Proof of 75-hour course
  • Score sheets from state exam

Once you complete both the 30-hour Real Estate Fundamentals course and the 45-hour Real Estate Practices course, you must submit to a background check. You can obtain your Pennsylvania background check here.The fee for fingerprinting is $22 .

After you complete the required 75 hours of basic real estate courses, you can schedule an appointment with PSI to take your state exam.

Upon successfully passing the state exam, you can apply for your real estate license. When you visit Pennsylvania's Licensing System , either sign in or create an account, and click on "Apply for New License". The online application will help walk you through the process. The application fee is $97 .

How Do I Schedule My Exam?

Visit the PSI website to schedule your Pennsylvania real estate licensing exam . The exam fee is $49 .

What Can I Expect During the Pennsylvania Licensing Exam?

The Pennsylvania Real Estate exam consists of two portions – national and state-specific.

The national portion contains 80 questions, and you will need to correctly answer 60 (75%) in order to pass. You will have 120 minutes to complete this portion.

The state-specific portion contains 30 questions, and you will need to correctly answer 23 (75%) in order to pass. You will have 60 minutes to complete this portion.

You will be given your score report immediately following the exam.

Working with a Real Estate Broker

The last step before submitting your real estate license application is to find a real estate broker to work with. A broker will be your leader, guiding you through the process of working as a real estate agent in the field. Building experience alongside a broker will ensure that you understand how to do your best work in helping clients.

The process of finding a broker to work with may be longer than you think, and it is important that you don't choose just any real estate broker. It is important that you interview your prospective broker before landing on one. You should have similar attitudes toward the job, and the office should be able to handle your presence well.

When you fill out your real estate license application, the broker must agree to take you on as a sort of apprentice. A signature is required for your license to be valid, and the license is typically sent to the office of the broker in question. While part of your commission will go to this broker, you will learn a significant amount about the industry in the process of working together. Over time, you may opt to receive your broker license as well.
